Do you ever feel as though you?re drowning in payments? Have you extended your salary until there?s barely any left, in order to make your monthly obligations? Well, chances are you?re not alone. And as a rule, most consumers are advised to cut up their remaining plastic so the temptation is removed. Most financial advisors suggest having only one credit card with a minimal credit limit and ask their clients to pay off the balance every month. Be sure to check with your mortgage broker or financial advisor if you have any questions before signing your contracts and enjoy that left over money at the end of your month!

Cancer In An Instant Life Changed

Last week presidential candidate John Edwards stood next to his wife Elizabeth announcing she now has bone cancer. She stood by with a smile and confidence we have become accustomed to since 2004 when she faced and conquered breast cancer. She is preparing to undergo another medical protocol to stem the tide.

Ironically, only a week before my 30 year old friend, who has undergone 15 months of intense chemo protocols shared the same news. What is different for my friend is she did not get the respite from treatments she so anticipated.

Fifteen months ago, her doctor reported the diagnosis of an aggressive third stage breast cancer. A double mastectomy and chemo began immediately. Her intrepid spirit kept her facing each day. Managing her work and treatment schedule quietly and with precision, she hardly skipped a beat.

During her first round of chemotherapy, she endured hair loss wearing her favorite baseball cap. The doctors decided to start her on a second round of chemo with another experimental drug; keeping her every other week schedule hooked up to an IV via the permanent arm port. Her hair growth returned during this round, and miraculously she avoided extreme side effects by either treatment.

Three weeks ago, we celebrated the final round of the 15 months IV solution drip. She hoped for a respite from the schedule of treatment and doctor appointments. Maybe she and her husband could squeeze a real vacation in.

She was experiencing some lower back pain and protocol dictated to check it out.One more CAT and MRI scan were scheduled.

Along with her husband and extended family they endured waiting for results over a weekend that seemed longer than usual. Last Monday night she called to give me the news she received earlier in the day. Yes, spots on the bone in two places and on her liver. She would spend the next day in conference with the specialists.

Hanging up the phone after an hour an half together, I cried. I felt the feelings I remember after hearing the diagnosis of my late husband. The memories came back with an intensity I was surprised to experience.

I thought of her young husband who has managed his role as husband and support system to his wife of six years. He is a typical young man born and raised on a farm; hunting and fishing a passion; and a strong work ethic that together, this young couple, have built their dreams of home and family.

In an instant, life changed for them 15 months ago. Together, they lived their lives as normal as one can. Weekends at their cabin, family holidays, weddings, births, deaths, interspersed with the medical protocols became their life.

When we chatted, she spoke of her disappointment. The ?why? questions emerged. The ?what is next? questions take over. She talks about everything on her mind. For the first time I hear her say, ?If I don?t make it I want to make sure that?? She?s confronts her mortality with a depth that bespeaks her will power.

With an astuteness of a patient who knows the disease, she makes plans how to confront the next steps. First, she expects to go forward with the protocols presented. She sighs, ?I?m really tired of it all, but I?ve done pretty well without a lot of side effects.? It is the truth. She?s done well and she is tired of process. But she is not willing to give up. She has things to accomplish and she intends to do it.

We?ve talked about the process on several occasions. Some of her views are profound for this listener. She shares there are days when she wishes family and friends would not hover. There are times she feels smothered with too much attention. ?I need my space sometimes,? she says. ?I know they are so concerned and love me, but I wonder if they are more afraid than I am?? she says almost wistfully.

She admits she gets tired working part-time, but she needs it to help make life normal. ?I?m doing something for others,? she says. Since I work with her also part-time I attest to that fact. Her heart touches her challenged clients. She believes in them, sees their potential, and advocates relentlessly for them. What her clients see is a woman who has shared her disease and demonstrates to them, we are all challenged by something, but we can still achieve and do our best.

We share a laugh about how she is so organized and neat. Her husband has learned some of those skills as well. He now washes and folds clothes without any of the whites turning colors! Her goal now is to assure he can maintain the rudiments of housework. ?Someday, he may need to be able to do that,? she muses. Then she moves the conversation forward to decisions to make beginning her medical protocol.

I am inspired by this young woman who is my friend. I see her strength and her vulnerability at the same time. She doesn?t want pity or sympathy; rather, she asks for honesty, support and space for her to walk the unknown path of her journey.

What she does not need is hovering sympathy, platitudes, or trying to gloss over the reality of her process. Too often she finds herself protecting everyone else because she knows they are in denial. She knows they love her and she?s all to aware they don?t know what to do but over-protect her.

She will have good and bad days. She will laugh and she will cry. She needs the space to do both without our own fears emerging with uncomfortable by her discomfort. She needs to be held; and to be left alone. Without a doubt, she will tell us when she needs either one if given the space and permission for her honest feelings to emerge without denying they exist.

It is true, she is in for the fight of her life. But, I must remember she is living each day as it comes. We will continue to work together sharing our lives and experiences. We will laugh and share tears. Each day is a gift from God. Neither one of us knows the length of days we have been given.

She says to me, ?Life is short. I want to live it.? Yes, it is short and many are wasting their days not living it. But not my friend?she?s going to live.

RVUs Whose Value Is It Anyway?

As I discuss career options with a group of third year medical students, I imagine a marketing brochure for psychiatry residencies in a world of mental health parity:

The brain is undeniably the most complex organ of the human body. Treatments for diseases of the mind and brain require the intricate understanding of chemistry, physiology, and anatomy common to all branches of medicine, as well as the ability to step outside of oneself to objectively observe personality and emotion. The psychiatrist must tolerate the unsettling awareness of the mysterious relationship between mind and matter, and must help others find their own answers to the mysteries of the human condition. No wonder that the masters of medicine-those who work in the vast field of interventional psychiatry-are so valued by society.

The time has come for my transition from psychiatric residency to psychiatric practice. The prospect of six-figure incomes suggests reward, at last, for years of work and debt. For the employers, under the guarantee of income and benefits lies the expectation of productivity. This productivity is not measured by patient satisfaction, symptom improvement, or reduced morbidity. Rather the name of the game is the RVU, and the way to get more RVUs is to see more patients in whatever time is available. I am grateful for the opportunity to earn good money in the service of a challenging and rewarding career. But I am also aware of the striking difference between the salaries of psychiatrists and the salaries of many other physicians. As a former practitioner of one of medicine's more lucrative specialties, I find myself comparing my apparent value now with my value then. Why is my work now worth less than half as much as my work as an anesthesiologist?

At the end of a night in the crisis service last week I walked past a group of patients huddled in the cold, waiting for the doors of the walk-in clinic to open. As I looked at their tired faces, I realized the desperation they must feel to leave homes or homeless shelters at such a cold and early hour, and make the trek to the clinic by foot or by bus. Their pains were certainly as great as the pains of any of my patients presenting for surgery. But for some reason there is less outrage over their lack of care than would be the case for a group of patients with untreated diabetes, appendicitis, or heart disease standing outside a hospital. I realized that like many in society, I had unwittingly accepted the scene before me as adequate care for the mentally ill.

The RBRVS, or resource-based relative value scale, was instituted by Medicare in 1992 in an attempt to standardize payments for physician services. Relative value units, or RVU's, are assigned to physician services based on three main factors: physician work, practice expenses, and the cost of liability insurance. Physician work is determined by several factors including time required for the service, the technical skill and physical effort, the mental effort and judgment, and the amount of stress experienced by the physician due to the risk to the patient. To arrive at the ?fair value' of services, the number of relative value units is multiplied by a universal dollar value, and adjusted slightly for practice location according to regional cost of living indices.

In theory, this approach to payment provides a level playing field for physicians. Payments for a cholecystectomy, for example, reflect the fortitude one must have to cut into someone's body and the time required for surgery and postoperative care. Medicare strictly adheres to this formula, but in the world of private insurance some physicians' relative value units are more valuable than others. In my region, for example, Medicare has decided that the relative value of a unit of physician work is about $38. The largest third-party payer in the area will pay psychiatrists, pediatricians, or family physicians about $50 per value unit. But orthopedists and radiologists, or podiatrists providing orthopedic services, are paid $100 per value unit.

What accounts for the difference in payment? If not due to stress, physical or mental effort, risk, technical proficiency, or practice cost, where does the difference come from? Certainly not from supply and demand, as in my area it is much easier to see an orthopedist this week than to see a psychiatrist within the next month. Does the lower reimbursement reflect decades of poor negotiating? Are psychiatrists more likely to succumb to modesty and self-effacement? Do psychiatrists have so great a level of job satisfaction that they don't worry about money? I wonder if the difference reflects a much larger problem-- that psychiatrists have bought into a societal impression that mental health is less valuable than physical health.

Support for this last concern can be found when one looks at the funding of mental health services in general, and the tacit acceptance of the funding situation by psychiatrists and other mental health caregivers. My insurer is required by statute to provide coverage for mental health services up to about $2000 per year. On the other hand, there is no limit on payment for orthopedic injuries. The insured alcoholic is covered for the $1800 surgeon's fee for a fractured kneecap- and more for the incidental hospital bill and the bills for physical therapy. If the alcoholic strikes his head, the radiologist receives $1200 to look at the MRI. And if he abruptly stops drinking for a week, the hospital is paid tens of thousands of dollars to help him through withdrawal-- only to turn him out to drink again. Yet to treat the primary alcoholism, the insurer will pay?$2000. And if the patient has spent $2000 for treatment of depression earlier in the year, the insurer will continue to pay for kneecap fractures and MRIs, but not for treatment of the underlying cause of these injuries-alcoholism. And other comparisons are equally dramatic. My insurer will pay $70,000 or more for cardiac bypass to reduce a person's risk of a heart attack, but only $2000 per year for treatment of the same person's depression, to reduce risk of suicide. The narcotic addict is allowed $2000 for treatment of heroin addiction, vs. hundreds of thousands of dollars for a secondary HIV infection.

The relatively low payments received by psychiatrists can be blamed to some extent on psychiatrists themselves. They accept their own devaluation when they sign for lower salaries or when they accept limitations on their ability to practice psychotherapy. They allow administrators and others without medical training to dictate treatment plans. I am reminded of the late 1980's when anesthesia was becoming perceived as a technical trade, and was challenged by the expanding statutory roles of nurse anesthetists. Rather than narrowing anesthesiology, the answer to devaluation was found by moving into critical care and pain medicine and asserting the roles of anesthesiologists as physicians. Similarly, cardiologists did themselves and their patients well when they laid claim to angioplasty, and called themselves ?interventional'. The new technology brought public respect and money, which then yielded an explosion of new treatments. I don't know what the parallel path for psychiatrists will be, but it is vital that as insights develop into brain function, psychiatrists lay claim to them, grasp them, and never let them go. There is nothing like a brain procedure to grab society's interest and respect. In fact, I posit that the simple adoption of the term ?Interventional Psychiatry' would increase the funding of psychiatrists and psychiatric research by 20%.

The low priority of mental health services to society is, of course, a complex issue. Stigma, lack of lobbying resources, and denial of the impact of mental illness certainly play roles in the lack of public interest and investment in mental health. Resources are thin for the unemployed and uninsured mentally ill, and the field of psychiatry deserves kudos for attempting to meet the needs of this population in return for little financial gain. But for patients with resources, we must recognize and advocate that mental health care is as important as treatment for a torn ACL, and deserves equitable reimbursement. The abilities to laugh, to work, and to love are as vital as the ability to return to beach volleyball. Psychiatrists must realize that at some point, expectations of relatively low reimbursements and medical standing become self-fulfilling prophecies, as our society tends to value those most who value themselves. The correction of societal bias and the resultant devaluation of our services will require constant efforts to educate, negotiate, and assert the value of mental health care in a healthy society. And psychiatrists, as the voices, faces, and business representatives of mental health, will raise the status and treatment of their patients as they work to raise the scientific, and yes, economic, status of themselves as physicians.

Dressing Baby For Winter



Dressing a baby for winter can be a chore and a challenge. The little ones do feel changes in temperature far more keenly than adults, so it's important to keep them warm - without overheating their little bodies. Don't think just because you've picked up a nice snowsuit or bunting that your baby has all the clothes he needs for winter. What should the well-dessed winter baby be wearing?



The key concept in dressing babies for winter weather is layers. Several thin layers will keep baby far warmer than one bulky snowsuit - and make him feel far less like a stuffed sausage. In addition, you can regulate his body temperature by stripping off and putting on layers, or unzipping outer layers when you step inside. More specifically:



Onesies or footed cotton stretchies are the best inner layer for a winter outfit. The close fit helps keep body warmth in, and the one piece construction avoids drafts. Socks are important, especially if you choose a onesie instead of footed stretchies. Put them on before you put on pants so that they tuck inside pant legs.



Sweatshirts are prone to riding up and baring belly and back at the waist, and elastic waist sweatpants do the same in the opposite direction. Sweatsuits may be adorable on little ones, but a one-piece heavyweight jersey or fleece jumpsuit is a better choice for cold days. No gaps in coverage to let the cold in.



Sweaters are a must for babies and toddlers as well - and not just for winter. They're great for slipping on over clothing on cool spring and autumn evenings. If you pick a couple of nice, oversize ones with hoods, they'll do a nice job of substituting for a winter bunting as long as you've bundled up nice and snug underneath it.



While you're bundling, don't assume that a hood is all the head-covering baby needs. We lose up to 40% of our body heat through the top of our heads, and a loose hood can't keep it all in. Make sure you tuck a nice snug cap under the hood - and pick a hood or cap with a face guard if you'll have baby out in temperatures below freezing for more than short trips back and forth to the car. Tender skin gets frostbitten far too easily.



Make sure you cover up little fingers too - don't trust to overlong sleeves. Little mittens, whether knitted or the built-in snowsuit mitts are vital. As far as snowsuits go, until the baby is up and walking, stick with bunting style snowsuits. They give the baby room to move his legs around, which will add to YOUR comfort on long car and stroller rides by reducing fussing. Shop around for a bunting with a safety-strap slot to feed car seat and stroller buckles through. Never compromise safety for warmth, not when you can have both. And speaking of car seats, adjust car seat straps and buckles to fit snugly without binding - and be sure to readjust when you pop in the baby sans bulky snowsuit.

Are You Really a Seller

Many people who have their homes for sale are not really sellers.. that is people who are motivated to sell. Many of todays sellers only want to sell if they get their price which may or may not be very realistic. Sellers are having a hard time accepting that the market has changed and the party is over. As these people either leave the market or get serious about selling prices appear to be falling more then they actually are. Homes priced on expectations not market value will not sell in today's market. If a home's value is $1,000,000 and it is listed at $1,500,000 then reduced to $1,100,000 it may appear as though the price has been drastically reduced when in reality it has not even reached the real market value.

If you really want to sell your home here are a few tips :

*Make Sure it Shows Well.. Clear out clutter, paint, put in new carpet or flooring. A few years ago you could get away with getting top dollar for a fixer. Today's buyer wants it in good shape or deeply discounted.

*Curb Appeal.. Re-plant flower beds, add pots of flowers, re-sod if necessary and paint the exterior. Most buyers make a large part of their home buying decision basedon the exterior of the property.

* Price It Right! That doesn't mean giving away the property but it does mean not overpricing. Zillow doesn't know your market so don't base your price on an online site that is getting money from someone other then you. Look carefully at the COMPS from your agent. A local agent knows the market and true market value.

* Marketing: Make sure your home is marketed in places other then the local papers. 75% of buyers start their search on the internet. You need to be there. If your agent is not marketing your property on the net you are losing access to a lot of potential buyers.

*Patience: Buyers are taking their time to purchase. Be ready to have your home on the market for 2-6 months. Entry level and premium priced A location homes sell quicker then those in the mid-level range.

Remember people are always buying and selling real estate. They get married or divorced, have babies or become empty nesters, retire or find new jobs. The market is always moving... it just moves to a different beat from time to time.

Is Your Child Safety Seat Properly Installed?


Most adults would answer yes, but the reality is that this is typically not the case.


The first step is to purchase the best seat available, but with so many choices of safety seats for babies and young children, how do you determine which is the best one to buy?


Of course you want to select a seat based on the quality of the construction, but there are other things to look for. First, make sure the seat meets Federal Motor Vehicle Safety Standards*. Also make sure that the seat hasn't been recalled. You can check this out by going to the Consumer Product Safety Commission's web site. Be sure to register your new car seat with the manufacturer, so you'll be notified of any future recalls. Also, purchase a seat that includes a LATCH system, which anchors the seat more securely than is often possible with current safety belts.


Once you purchase the car seat, the most important thing is to learn the proper way to install it in your vehicles. Statistics indicate that more than 80% of all child safety seats are not installed correctly. This is mind boggling! Your child's life is at stake, so read the instructions carefully and follow them exactly.


The seat you select should fit a number of vehicles and be easy to use. Obviously, if you have more than one vehicle the seat should fit each one according to the manufacturer's instructions.


The most common problem when installing car seats is that they aren't tight enough. When tightened properly, the seat shouldn't move freely.


For a rear-facing safety seat, it should not easily slide more than about an inch. To check this, grasp the seat near the belt path on both sides and try to pull it away from the vehicle seat and also test the movement from side to side. Next, push the top edge downward toward the floor of the car. The vehicle seat cushion may give, but the safety seat should remain firmly in place and the back of the seat should stay at approximately the same angle (reclined about halfway back). It's normal - and okay - if the top of the seat can be pushed toward the rear of the car and if it swivels from side to side when gripped at the top edge. If the belt is tight but the seat isn't secure, try another seating position or a different safety seat altogether.


For a forward-facing safety seat with a harness, use a top tether for a more secure installation. First, install the seat using the vehicle belt or lower latch attachments but without attaching the top tether. To test the seat, grasp it at the belt path and pull it forward and side to side. Then grip the top and test the same movements. If it can easily move more than an inch forward or to the side, try another seating position that also includes a tether anchor. Using the best lower installation (vehicle belt or latch), attach and tighten the top tether. If your vehicle doesn't have a tether or anchor, either purchase a different safety seat or order a tether kit from the safety seat manufacturer. The kits are available for most vehicles made since 1989 and for many back to the late 1970s.


One helpful hint for initial installation is to place both of your knees inside the safety seat so you can gain enough leverage to properly tighten the seat. Some cars require a special metal locking clip, which should ideally be located as close as possible to the seat belt's buckle.


Always restrain your children in the rear seat of your vehicle, especially if it's equipped with a passenger-side air bag.


Booster seats are a must for children who have outgrown their child safety seat but are too small for regular vehicle seat belts. These are typically three to six-year olds who weigh between 40 and 80 pounds and are up to 4 feet 9 inches tall. Outdoor Wedding? Ask The Church First!

Reasonable Request?
Recently a Greek synod banned outdoor weddings, citing that weddings held outside of a church lose their holiness. The leaders saw a trend of people talking on their phones, laughing, smoking, and even chewing gum during what was to be a holy ceremony, and they felt that those behaviors would not be seen in the confines of a church.

Raising Questions
The ruling brings up many questions for potential brides and grooms. The first of which is to know what your religious requirements may be before you start planning your wedding. Some other churches may frown on outdoor weddings, requiring that the ceremony be held in a house of worship. Other faiths may not have rules like that at all.

Requirements
Also, some religions and churches have certain requirements that need to be met before a wedding can be held there. Some churches require pre-marital counseling. Other churches may not marry a couple if they are not both members of a specific church. Still, others may only require that one member of the couple be of that specific faith.

And Considerations
The other consideration is that guests may not know proper etiquette when in a house of worship or at a religious ceremony held outdoors. While most of the behaviors that disturbed the leaders of the Greek synod are unacceptable no matter what faith the couple may have, the couple may want to take certain precautions to keep disturbances to a minimum.

The usher is a great tool in offering people alternatives. For instance, if a parent shows up with an infant the usher can point out a ?crying baby? area while seating the parent. This way the parent knows where to go if the baby starts crying, and then there will be few angry stares.

While every faith is different, there are a lot of things to consider when planning a religious-based ceremony. Be sure to know what you want and what the house of worship expects as you plan your wedding.

What to Expect on the Jeep Trailhawk Production Model

Car fans across the world, especially those who are interested and starving for a new off-road vehicle are waiting for the production model of Chrysler Group's latest on- and off-road concept, the Jeep Trailhawk.

Unveiled at the 2007 North American International Auto Show (NAIAS) early in January, the Jeep Trailhawk concept merges the spectrum of the Jeep brand by combining the core off-road features of the new body-on-frame four-door Jeep Wrangler Unlimited with the refined sophistication of an all-new on-road open-air concept vehicle, providing a unique and fresh expression for Jeep, according to the Auburn Hills-based automaker.

Chrysler Group released the full details of the Jeep Trailhawk concept at NAIAS. Customers should expect the technical specs and features describe at the show to be installed on the production model of the vehicle. Chrysler Group did not release the exact time frame for the production version though.

The overall appearance of the Jeep Trailhawk concept embodies the traditional Jeep classic style along with new design cues like the open top roof resembling roof styling found on convertible coupe models. The Trailhawk concept features a bold and aggressive exterior body and has a long 116-inch wheelbase. Other exterior features include, stretched fender flares, tall trapezoidal vent, HID projector beam quad lamps, cross-car instrument panel, signature seven-slot Jeep grille, LED park and turn signals, four cup holders, sliding Jeep Load ?N Go cargo tray drop-down tailgate, and large 22-inch five-spoke wheels. The left and right lamps show the eyes of a bird of prey, that is why the designers called the vehicle Trailhawk.

The Jeep Trailhawk comes with interior space for four passengers with premium leather seats. The two-tone leather-wrapped aluminum steering wheel offers an exciting driving feel wheter it is on- or off-road. Other interior features of the Jeep Trailhawk concept include steering wheel mounted switches and controls, remote control fold-away flat screen navigation unit, two front and rear armrest, storage bin modules, and a premium audio system with MP3 capability.

On the technical side, customers should expect a 3.0-liter BLUETEC CRD engine under the hood of the Jeep Trailhawk. The engine pumps out 215 hp at 4,000 rpm produces 376 lb.-ft. amount of peak torque at 1,600-2,800 rpm. To cool off the engine, a radiator with Jeep fan shroud will be included. The engine is coupled with a 5-speed automatic gearbox to power the four-wheel-drive (4WD) drivetrain configuration of the Trailhawk concept. Suspension parts come with a front axle with 4 bar links, and rear axle with 5-bar links.

You should expect these specs and features on the production model of Jeep Trailhawk when it rolls out anytime soon.

The author believes that knowing the products you sell is the only possibility to lead a potential client to the purchase, to help her to pay for the product.
A short list of products benefits occupies the first chapter of the Guide.

I personally agree with this approach: Ive always been able to convince my listeners to do something I liked doing.

Here, at this stage, the author doesnt overwhelm the readers with the detailed information about the products, some main lines for general orientation.

I can agree with that too. Every product has its description on the companys site, anyway.

The 5 Pillar Program itself is the product. The chapter four gives the basic model for the 5 Pillar Program.

A few words should be said about the system of calculating commissions.
Full of acronyms, like CoTTE (Stands for Commission on Total Team Earnings,) RPSC (Repeat-Purchase Sales Commission,) and the like, do not make a fresh affiliates life easier, at first, it needs time for understanding and training, but with money its always just that :-)

Fifth Chapter is about the 5 Pillar Club Web Site

The Club is the real place where everything for affiliate business is on the plate with the blue border.

Im not going to numerate the long list of the tools and strategies awaited there. Its something that just must be seen.

The first time in the book, Ken states the biggest mistake that affiliates make. The most tragic misunderstanding of the affiliate concept: ignoring the basic platform of Preselling Your Merchants Products, the pivotal philosophy of the affiliate business.
Those readers who have never heard about Preselling and try to earn a good living with affiliate business are simply doomed to fail.

My recommendation right away:
Stop Everything and grasp the copy of Getting Started Action Guide as soon as you can, unless it is too late.

I have to admit, that Ken provides some links to various sources with relevant information, which, I guess, makes it hard to read line after line, jumping from one site to the other.
But, again, its my experience.

Strut Mount Bushing: Key to Volvo Drive Comfort and Performance

Swedish automaker Volvo is one of the industry movers able to start the about-face from the blast-and-cast school of sports wagon manufacturing. Making room for passenger comfort in performance vehicles, Volvo cars feature an integrated suspension setting that boasts of a best-in-class drivability. Composed of a number of STRUT tower braces and STRUT links, the Volvo suspension assembly is incorporated to the car chassis, which facilitates even weight transfer along the car suspension. With the Volvo STRUTS all braced up for chassis flex during high-speed turns, the Volvo frame is strengthened and makes the car resistant against body roll.

The Volvo STRUT tower brace unifies the car?s STRUTS and sway bars. Collectively, these bars and towers form a frame within the car frame and absorb chassis flex, sparing the car cabin from excessive roll especially during hard cornering. Newer Volvo models come stock-fitted with a STRUT tower brace. Older Volvos can have their suspension setting unified with a simple drill-and-bolt procedure. Because the front suspension turns left and right during steering, front STRUTS are mounted and require no drilling, while rear struts are drilled on to the car chassis.

Volvo rear and front STRUTS are designed to take the brunt of chassis flex. They are steel braces built for durability and can even be reused. They are mounted on heavy-duty chrome shaft MOUNTS to withstand stress. Front STRUT MOUNTS, however, need to have pivot points to allow the front wheels to steer. STRUT MOUNTS at the head of the Volvo suspension assembly have rubber joints with BUSHINGS and bearings to provide a flexible coupling. Front STRUTS with a rubber coupling are used on compact Volvos that have a McPherson STRUT assembly. This type of STRUTS can also be used on the rear end of the car if it is capable of a four-wheel drive. In most cases, fixed chrome shafts are used on rear STRUTS to make the car better equipped against chassis flex.

When the Volvo hug curves, stress is absorbed by the STRUTS and flows down the mounting points. The chrome shafts of the rear STRUT MOUNTS dampen the stress, while the rubber portion of the front STRUT MOUNTS are susceptible to wear out its BUSHINGS and bearings in the face of chassis flex. While the shaft MOUNTS can accommodate the rerouted chassis flex, the BUSHINGS and bearings can give in and reduce the flexibility of the pivot points. On account of the usual stress that the Volvo front STRUT braces meet, STRUT MOUNT BUSHINGS and bearings are suspension assembly parts that necessitate regular maintenance.

A worn out STRUT MOUNT BUSHING can make steering hard and negate the cabin comfort that the Volvo suspension provides. It results in erratic steering and makes a creaking and popping noise. Even at cruise speed, a busted MOUNT can rear its ugly head in the form of excessive play in the suspension. This can break the rubber portion of the MOUNT and snowball into disproportionate bounce and front STRUT collapse. In most cases, the creaking noise precedes the erratic steering, and is one way to tell if the Volvo STRUT MOUNT BUSHING has gone past its peak performance.

Learn Proper Backgammon Board Setup


If you have ever played checkers, then you can learn to play the game backgammon. Backgammon is very similar to the checkers. It is basically the same concept, only with a little twist. Marketing to Realtors: Create a Power Position in Your Marketing Efforts

Every day a real estate agent receives several marketing attempts from loan officers. In fact, this information comes in a steady, unrelenting stream. It is no wonder agents have become adept at tuning out the static of these marketing attempts.

Your challenge is to find a way to differentiate yourself from all the buzz of other loan officers. You do so by establishing your marketing position.

Your marketing position is what defines your business. Take a moment to browse your competition websites. Does their marketing position look identical to yours? If it were not for their logo on the top of the page, could it basically be your website?

Prices and rates are not necessarily the kind of difference that gets you noticed. In fact, most often it merely gets you into a bidding war. You should instead find an unexplored niche and specialize your services around it.

You can develop a unique niche within a product line like HUD, ARMs or Jumbo Loan expert.

You can develop a niche around details of the process for example, loan approvals within an hour (or less), loans that close 5 days ahead of COE, daily email updates to agents.

You can position yourself around gender, ethnicity, geography or another demographic, specializing in exclusively serving the Hispanic community, single professionals, Town & Country Ranch, etc.

Spend some time thinking about what makes you and your business unique and then market to that position.

Buyer Beware of Excessive Home Improvements

When shopping for a home, many buyers view improvements to properties as positive sign. In general, this is logical but a buyer must be careful.

A time-tested approach to making money in real estate is to buy a home, make improvements to it and then reap the appreciation gain when you resell the home. While this approach has certainly worked for many, it can lead to disastrous results for seller and unwary buyers.

When a person purchases a home, they buy it for both the current appearance and their vision of how they can improve it. The improvement vision tends to be an emotional decision, one that can lead to financial problems. While improvements area a good idea, most people do not take the time to evaluate how much they can spend on improvements and still make a profit on the resale of the property. Instead, they overspend on improvements and then realize the comparable homes in the neighborhood will not support a price that recoups the cost of improvements.

For instance, the seller may put $100,000 into new bathrooms and kitchen accessories only to realize the appreciation from such improvements is $50,000. In an effort to resolve this issue, the seller will list with a high price and is usually not particularly motivated to lower that price in negotiations until the property has sat on the market for some time.

As a buyer, you have to be very careful when considering the purchase of such homes. These homes will almost always be priced at the top of the market. While they may look nicer than any other home in the area, you must ask yourself whether there is room for the home to appreciate over time. Often there is not, which means you just end up buying the seller?s problem.

While buying a home is an emotional decision, you must be able to objectively crunch the numbers. Buying at the high end of the market is rarely a good idea.

American Concours Foundation Announced Auction For Four Classic Automobiles

Four classic automobiles will be auctioned by the American Concours Foundation with the proceeds going to charitable institutions like the Amelia Island Concours Foundation and the Concours Las Vegas.

The four classic automobiles will be sold separately and will be auctioned online. The four vehicles are totally unique and rare that the bidding will surely go through the roof. A Mercedes, a Lincoln and two Jaguars will be auctioned via eBay.

The first of the four classic automobile is a 1955 Mercedes 300SL Gullwing Show Car. This timeless piece of engineering was first introduced to the public in 1954 at the New York Auto Show. It is distinct among it predecessors because of the fact that it did not debut during a European motor show.

Aside from that peculiarity, the Mercedes Benz 300SL is also best known for its gullwing or butterfly wing doors. The door configuration is now being used on sports cars and is also known to enhance the aesthetic value of a vehicle.

The 300SL is also the first car to be equipped with a gasoline engine with the direct fuel injection system. This means that the technology used in the 300SL is akin to diesel engine. The estimated value for this rare car is between $600,000 and $700,000.

The second car on the auction block is a rare 1954 Jaguar XK 120 Drop Head Coupe. This rare car is the forefather of the modern Jaguar XK which has captured the attention of performance enthusiast not only because of its high aesthetic value but also because of its high level of performance. The particular Jaguar XK to be auctioned has been thrice owned, with the current owner having owned the car since the year 1991.

The third classic car which will be auctioned is a 1933 Lincoln KA V-12 Model 513A Convertible Roadster. This is the oldest car in the group and is also the rarest of the four - owing to its age. The car can accommodate two or four passengers, and is equipped with rumble seat and side mounts. This particular model was designed by Dietrich and the body was built by the Murray Corporation.

The last of the four classic cars to be auctioned is another Jaguar. This time, a 1967 Jaguar E Type Vintage Roadster OTS Race Track Prepped. The car combines both beauty and strength. This street legal is ready for a race, thanks to its abundant supply of power. The car has seen life in the fast lane since it has begun its racing life way back in the early seventies.

Model Home Secrets to Getting Your Empty Home Sold in Six Weeks or Less

If you are trying to sell an empty home, you may have found this to be a blessing and a curse.

An empty home is easy to show. Buyers might like that fact that they can move right in. Potential buyers might even have an easier time seeing themselves in the home.

On the other hand, an empty home may feel cold and impersonal. Buyers are looking for a home that they can fall in love with. Even if your home is the nicest home that they buyers look at, if they don?t ?feel the love?; they will probably buy someone else?s home.

How I got started staging homes

I started staging homes several years ago. I had gotten my real estate sales license during a dreadful buyers market. The market was so bad that most well priced homes were taking six to twelve months to sell.

I started staging my new empty home listings after selling a home that had been staged by the owners. It was the owners second home and the decorations were perfect. This home sold and closed in six weeks! Not only that, but I had other buyers in the wings ready to buy, if the first buyers failed to close. I realized I was on to something.

I bought and studied a book called ?Dress Your House for Success? by Martha Web. Her book helped me to figure out how to repeat the ?six week home sale?, over and over again. The fast sales made my clients happy! The fast commissions made me happy.

I bought staging items which cost me about $300. Then I staged and empty home that I had listed for sale. Shazam! The home sold in six weeks despite the buyers market.

Home staging doesn?t always work as expected, but if the home is priced right and has enough showings, six weeks is my average time to sell an empty, staged home.

How you can easily stage an empty home so that it sells quickly

First of all, I make sure the home is sparkling clean. You want everything to look as close to new as possible. All chrome must shine. All stains, from every surface, must be removed. Windows, the window screens and window sills should sparkle. Touch up paint or repaint as needed. The flooring, including tile and carpet, must look and smell clean. Dust and cobwebs must go! Clean like you?ve never cleaned before!

An empty house can be staged without moving any furniture into the home. To stage my listings, I only have to move in four plastic boxes of light-weight decorative items plus several silk or plastic plants. What I am trying to do is to create a ?model home? look, but without the furniture. If you?re not sure what I mean, visit a few model homes. Model homes are a wonderful and quick education in staging. Ignore the furniture in the model homes, and instead concentrate on the decorations. Take a camera with you, to take pictures, if you want.

The following is a room by room description of the items I use to stage a home. You can decide where each item should be placed, and how many to use. Don?t over do it, but ?stark? is not a good look either. All staging items must be new or look new. No exceptions! Make sure the silk plants are cleaned regularly.

Staging the front door:

?Place a brand new, fun door mat in front of the door. I buy a new one for each home I stage.

?If the door has a hook to hang seasonal items on, do so when appropriate.

?The front door area has to look neat and clean. Sweep the steps and side walk and wipe down the door if needed. Make sure the front door light and doorknobs shine. First impressions count.

Kitchen staging items:

?Place exciting and interesting kitchen towels and oven mitts that match the towels on the kitchen counter.

?I place veggie / oil filled decorative glass jars, grouped together on the counter.

?Silk plants and silk plants in baskets: one for the top of the fridge, more for on top of the cabinets, and if appropriate, one for the counter top.

?Decorative (empty) soap and hand cream dispensers.

?I have put together a gift basket (for decoration only) which I put on the kitchen counter. It includes all sorts of fun kitchen items, towels and knick knacks. I do this to add emotional appeal to the kitchen and home.

?Other interesting items to suit your tastes.

?I also replace any burned out light bulbs.

Bathroom staging items:

?Big, soft, fluffy new towels, large and small, tied up with raffia or decorative cords.

?Decorative soaps

?Matching soap dishes, toothbrush holders, cups etc. Buy some that are fun for the guest baths, and buy some classy, romantic ones for the master bathroom!

?Lots of candles and candle holders. Don?t be cheap on these. Get the nicest you can buy.

?More silk plants

?If you feel it will help, buy and use a new rod and shower curtain. I have done this before. You will know when and where to use these.

?I replace all burned out light bulbs. If the bulbs wattages are too low, I will replace them with brighter lights.

Items for the living room, the family room and bedrooms:

?Large and small silk plants placed to enhance nice areas or placed take the eyes of the buyer away from areas that you don?t want the buyers to concentrate on.

?More silk plants for any plant shelves.

?When ever possible I use classy wall art: framed pictures and posters, etc.

?I have also used rocking chairs, wooden rocking horses (kid?s room), pottery, and vases filled with dried plants.

?I have rented live plants for larger homes. Ten large, beautiful plants cost me $150/month. The plant company took care of the plants. This was well worth the cost. I can highly recommend this for adding to the emotional appeal of a large, empty home.

?Make certain that the curtains or window coverings are open and the windows are clean. I want the home to be bright and inviting. This helps to create a positive feeling to the home. In addition, the ?drive the neighborhood? homebuyers can see in and decide if they want to get into the home! Every potential buyer counts.

The items mentioned are just a starting point for staging. I am continually adding more items and getting rid of items which have ?aged?. So far over the years I have spent about $1,000 on staging items and now have enough items to stage two homes. I have made my investment back many, many times over.

I can highly recommend staging to both homeowners and real estate agents. Your home or home listings will sell faster and for more money.

Beta carotene supplements come in capsules, chewable tablets or typical tablets. If you want a natural way, this will require five to eight servings of fruit and vegetables a day. This amount seems to be prohibitive to many and supplements may be ideal for such a situation.


As wonderful as Vitamin A is for the healthy body, there are some cautions you should consider before making this a part of your daily regimen. Smokers or those who drink alcohol should not use this supplement. People who are allergic to orange foods should not take beta carotene. Downturn in Home Ownership Can Be a Windfall to Savvy Investors

With the housing market beginning to cool and interest rates on the rise, this may be an excellent time for investors to buy rental properties. The combination of those two market factors, along with an increase in the number of folks looking for new housing, could spell big profits for savvy real estate investors.

In the second quarter of 2006, home ownership actually rose somewhat, to 68.7 percent (although it was up less than a half percentage point), but that figure is down more than a percentage point from the high point, which occurred in the second quarter of 2004 (69.2 percent). Although that rise may be good for real estate sellers, recent interest rates, coupled with a large increase in property values during the housing boom many areas of the country experienced over the last several years, have made it much more difficult for buyers to get into homes of their own.

What does that mean to investors? It means that even at during the peak of home ownership in 2004, more than 3 out of every 10 Americans still rented the houses in which they lived, and it appears as if that figure may increase. In the last week of July 2006, the Mortgage Bankers Association reported that applications for home loans had reached a four-year low. As an investor, those figures should spark your interest, because they indicate that more people are being forced to rent, whether they want to or not, until market factors adjust to make home ownership more feasible.

That fact was borne out in a recent survey by the National Multi Housing Council, which discovered that some 75 percent of apartment executives reported lower vacancy rates, higher rents, or both. In fact, the survey found that the Market Tightness Index, which is used to measure rental market conditions, increased to 85 in the second quarter of 2006, which was the highest number on record. Any number above 50 on that scale indicates improving market conditions for landlords, and it's been above 50 for 12 consecutive quarters. (The last time it was below 50 was July 2003.)

All of these factors offer a clear indication that owning rental properties makes more sense than it has in a long time, and that trend appears set to continue for some time to come. That conclusion was verified when a study by Harvard University identified a number of demographic forces that are combining to strengthen the rental housing market, especially echo boomers and second-generation Americans. The fact that investors are having to pay higher interest rates to buy rental properties has also translated into increased rents over the past few years.

With home buyers having more difficulty financing their dream homes, it appears as if the rental market will continue to strengthen for some time, at least until a market correction brings down home prices, which have been spiraling significantly over the past few years. As more and more people begin to look at renting as an option while they wait for that correction, savvy investors may be able to experience increased profits by adding more rentals to their inventory.

Youth Hostels Guide Part 1 of 2

This is a complete guide to youth hostels, split in 2 parts; this is the part 1 of 2.



Youth Hostels History



The first youth hostel was founded by Richard Schirrmann around 1909. Schirrmann was a German teacher who organized trips and visits with his students.



During one of these excursions, a sudden rainstorm forced his group to seek shelter in an empty school. It was then that Schirrmann had the idea of using schools that were empty during holidays as guest houses for young people that were travelling in groups in the countryside. The idea caught on very quickly, and by the 1930s there were more than two thousand hostels in Germany.



The idea spread out in the rest of Europe, and after an important international conference in 1932, the idea was exported to the United States and many other countries, and the International Youth Hostel Federation was born, with the idea of providing cheap accommodation for young travellers. With time, the concept of hostel has broadened, and now hostels accept guests of all ages, providing cheap but comfortable accommodation and a unique atmosphere that cannot be found in hotels.



Hostels Equipment



If you are travelling for a long time, buy yourself a good backpack, which fits you comfortably, and do not exceed in loading it - a heavy backpack can be very painful to carry when it's summer and it's hot. Choose comfortable shoes, and keep cool shoes for evenings out.

Hostels most often provide you with sheets (often at an extra cost), but you should bring your own, just in case. Some hostels might not allow sleeping bags, for reasons of hygiene (you might have been sleeping anywhere with a sleeping bag, and hostelling is not the same thing as camping).



Some hostels will provide you with a so-called sleep-sheet, which is two sheets sewn together, so they form a sort of sack. This way the bed stays clean. It is not as common as it used to be years ago. You should also bring your own soap and towels, since only some hostels provide these, usually with an extra charge.



Hostels Social Life



Hostels are definitely the place for socializing. Since the guests in a hostel are mostly younger people, there are plenty of occasions to get to know other travellers. Some hostels organize parties, meetings or competitions, or have a bar within or just outside their premises where people can meet and chat to fellow guests.



Hostellers are generally more interested in meeting other people than your average tourist, so it's much easier to get in touch with them, share common interests and exchange advice, tips, etc. Many people travel on their own all over a country or continent more than a year long, and rely on chance meetings to make friends.



Remember: you can always meet people who have opinions (on politics, sex, religion, your country) that are very different from your own, so you must be prepared to be tolerant and understanding other people's positions and views on life. Without a doubt, this will certainly enrich you and broaden your perspective. So if you go to a hostel, expect to meet new friends, (especially if you speak some languages) and put on your best smiling face. Who knows, you might make the best friendships of your life!



Youth Hostels vs Hotels



There are several types of hostels nowadays, and all of them tend to have their special characteristics; some are more like standard hotels, some are a completely different experience. The main difference is that most hostels offer accommodation in dormitories, or shared rooms. Dorms can be bigger or smaller, can be for males/females only or mixed, but anyway this means that you can share your room with strangers.



Although many hostels now provide private rooms with en-suite facilities, the atmosphere is still very different from that of your average hotel. Whereas hotels only tend to just provide their customers a comfortable place where to spend the night, hostels tend to have more of a social atmosphere which often is derived from sharing dining tables, washing machines, dryers, and much more with with other guests.



Many hostels organize parties and excursions for their guests, and many have a bar where people can meet and get to know each other. In a hostel it is much more likely to start a conversation with a fellow traveller or to be asked for advice, tips and information by someone you have never met before.



Basically, hostels are generally a good place to make friends, to meet people from far away countries with ways different than your own, to exchange tips on clubs, museums, shows, shopping and the like.



Different kinds of hostels



Hostels come in all shapes and sizes nowadays. City hostels tend to lean more towards the social/fun aspect of city life, offering information about pubs, tours of the city, thrift shops and night clubs. They can be much noisier than country hostels, since they often have no curfew and are open 24 hours a day. The bigger the hostel, and the more night-life oriented the city it's in, the more social life you will find. Country hostels are a very different thing. They're mostly frequented by people who are travelling through the country, possibly walking or hiking. This means people wake up earlier, and go to sleep earlier, and usually like it quiet!

Miami: The Hollow City

A recent European immigrant I know expressed how happy he was in discovering a 9th floor, three-bedroom, 1.5 bath condo in Miami for $500,000.00. After my head stopped shaking and my eyes stopped blinking uncontrollably, I had to wonder if I had been living here too long. No matter how many times you say 500 thousand dollars, it still sounds like half-a-million dollars to me. Maybe where he's from, that's a good deal, but from where I come from, that's a whole lot of money for way too little-- no matter how great this town is. Thanks to the recent Miami Herald article The Price of Paradise, I'm reminded that property taxes on that much money will easily set you back $12,000.00 a year or $230 a week. Add that to your mortgage and insurance costs plus your car payment and it's insurance, and, suddenly, Miami is becoming a city where only the wealthy can afford to live. Like the article suggests, Miami may become a stratified community, where the rich live well, the poor get by, and the middle class get out.

Still, the downtown condos are selling. Downtown Miami is undergoing a building boom that rivals Beijing. I suspect, however, that many of the Miami condos have been bought on speculation with the hopes of making a quick profit on the investment. A small percentage may actually be retirement or second homes for the wealthy but most are beyond affordable for the middle class. Doctors, lawyers, and Indian Chiefs who own casinos might be able to live there, but where will everyone else live? In 2001, the average Miami home cost $158,000.00. Today, the median is $378,000.00. Yikes! No wonder it is nearly impossible to recruit new teachers. They can't find affordable housing in the county and, with the rising costs of gasoline, commuting from the next county is looking like a thing of the past.

With an estimated 40,000 condo units planned for downtown alone, I suspect Miami is becoming The Hollow City, nothing more than a pretty facade for movies with empty rooms overlooking one of the most beautiful places on earth.

Handling Unexpected Problems on the Backpacking Trail


There are many things that can happen on a backpacking outing. When something untoward occurs it can be frustrating and slow you down. If you do not know how to handle the problem, then you may have to terminate your trip early. The following list explains some helpful tips and tricks to solving some common backpacking problems.


Repairing a broken backpack


There are many ways a backpack can break while on the trail. A broken pack can be awkward to carry, so being able to fix it would be a useful capability. You can try duct tape, which for tears works great, but you may need something else if you have a strap break away. One alternative is wire, which can be used to easily attach the pack to a frame or to attach a broken strap.


Clogged poles


If you have a tent with hollow poles and they settle into the dirt or mud, they can get clogged up. This may seem like a small, unimportant problem, but if you are trying to pack light even a few clogged tent poles can add some extra unnecessary weight. One method you could try to remove the debris is a corkscrew.

Boot lace hassle


Boot laces that loosen or come untied can really be an annoyance. You should always double or triple knot the laces. Also try lacing them different ways. Always be sure if you stop to retie that you do both boots so you do not end up having to stop a few moments later to tie the one you didn't.


Food thieves


In the wilderness there are many thieves waiting to steal your food. Packing it in containers will only keep the smallest critters away. Make sure they are not only closed, but securely tied up too. In areas where bears are prominent there are often poles offered to tie up food. Use them. Make sure the bag hangs loosely and is not tied to a tree or pole directly. If the food bag swings it makes it even harder for a critter to get into it.


Forgot an Item


When you are out on the trail, one of the worst realizations is when you know you've forgotten something. Unfortunately, you can't simply go home and get it. However, if you feel you can't go on without the missing item, you need some creative thinking. Can any of the other items in your pack double up for the missing item? Many times you will find that a lot of items you pack can be used in more than one way. Think outside the box and you'll be amazed at the multiple uses you can come up with for the items in your pack.


So, don't give up. There will always be a solution to your problem. It may not be in your backpack, but don't forget to check out the fellow travelers in your group.
